The Tsairis’ Spring Lake Cutting-Edge Construction Results in a Spring Lake Classic



Peter and Aphrodite Tsairis had many wonderful memories of summers on Long Beach Island in their family beach house that was purchased 25 years ago. When the time came to sell their LBI house they began to search for a new home where they could enjoy the summer breezes; they settled on a corner lot in Spring Lake. The original plan was to add on to the existing mid-fifties structure, but it soon became apparent to all that new construction using the existing footprint (with a few minor  variances required) was the ticket to design success.



The Tsairis family had a special relationship with the architect and project manager who handled this labor-of-love construction and design challenge. George Tsairis, their oldest son, is a licensed architect and president of George A. Tsairis  Architects and North East Modular Homes. George received his masters in architecture from the New Jersey Institute of Technology, and recently began working on custom home projects using modular construction to achieve custom stick-built  results.



The Tsairis seashore home measures 7,600 square feet and sits on a 100? x 220? lot. The family wanted to create a home with classic lines and details that fit right in within the vintage-inspired Spring Lake architectural fabric. The use of modular  construction techniques became a real consideration after George informed his parents of a 35% to 50% savings over a traditionally stickbuilt home. George educated his parents as to the versatility, speed of construction, and control of materials  that this form of construction allows. The old reputation of modular build outs as a second-tier form of construction is no longer the case. The Tsairis family chose modular construction and could not be happier with their new Victorian home by the  sea.



Peter Tsairis is a master gardener. George says (with a smile) that his design work ended at the house; he turned over the creative landscape inspiration to his greent-humbed father. The gardens are lush and brightly colored, with summer blooms reminiscent of an English countryside; the grounds  include an arbor as well as picket fence detail, adding a bit of architectural interest to nature’s bounty.



The varied roof line and custom details illustrate just how versatile modular construction can be. George is fond of saying that if it can be imagined there’s a good chance that modular construction can make it a reality.The windows featured in this seashore home are weather-shielded by Marvin,  and the siding is pre-pigmented Hardie Plank – a highly wear-resistant cement composite siding perfectly suited for the challenges of a seaside location.




The Tsairis kitchen, including custom-glazed maple cabinetry and Electrolux cooktop and double wall ovens, all arrived in place.The granite countert ops were pre-cut and placed after the home was set.The commercial-grade Traulsen refrigeration units really set a serious cooking profile for this  favorite family gathering place.The eat-in breakfast nook and living room window bays required a variance, and add much to the visual impact and special experience of this classically inspired interior.

 

 

 

 

 

 

The dining room was designed around the family’s heirloom and expansive hand-made Oriental rug. The colorful upholstered wing-back chairs and classic mantel design with sconces give this space a decidedly vintage flair. The colors and trim offer classic elements to this comfortable gathering  area.The ceramic tea set adds a dash of charmand warmth to the dining room.

 











The Tsairis home includes many traditional and historically inspired furnishings. The main staircase upstairs features a patterned wool runner, and the gold paint makes the entry sparkle with classic appeal.The family has a variety of collections that feature Greek inspired sculpture (they have  family ties in Greece) and a number of Asian art pieces and artifacts.The flooring is an antique-stained, wide-planked maple, which continues upstairs in a different finish.The flooring was installed at the modular factory in Pennsylvania, and arrived as part of the finished units.




The master suite includes an intimate sitting space with mantel and gasfired hearth. The bedroom includes a tray detailing and a restful color scheme.The moulding, hearth, and maple flooring were all part of the modular package, as was the tile and shower in the master bath (not pictured).

 

 

 

 

The hallway leading to the master suite includes a beautiful selection of photographic images made by Peter’s and Aphrodite’s beloved daughter Alexia, who was lost in the Lockerbie Scotland PanAm103 air tragedy when she was in college, traveling and studying photo journalism.The family  has set up a foundation (Alexiafoundation.org) in her honor that helps send photo journalist students abroad; it also awards grants to working professionals in the field for special projects development.
