Question:

How important is Home Staging & Design to selling a home in this economy?

Answer:

Over the last few years we have seen a tremendous decline in Home prices. Although this correction was necessary and some may feel overdue; sellers have been faced with an overload of inventory to compete with and buyers  who are cautious in their decision making.

When a property is properly Staged for Sale, the main objective in the process is to allow potential buyers to see the value in what they are investing in. Once your home is put on the market, it is considered a product for sale. A  Stager will come in with that “outside eye” viewing each room as a buyer would and create flow, function and purpose. We want to give buyers a place they can visualize themselves living in, not feeling like a guest in someone  else’s home. We want them to say “Yes, I can see us living here!”

Removing the excess (clutter) from kitchen counters such as microwaves, coffee pots, and toaster ovens presents a clean appearance and more importantly shows off the wonderful amount of counter space hidden. Clearing out  bookcases, leaving a very light array will catch potential buyer’s attention but will not distract them.  Again just a few examples how properly Staging a property will create value to a buyer.

Another way to show a property’s value is to make sure each room is Staged to show its’ real function and purpose. Many times we will turn our Dining Rooms into playrooms, bedrooms into offices or even a fitness center!  Buyers have many homes to view in a day and you don’t want them to remember yours as the 2 bedroom (when you are really 4) and without a Dining Room!

Research has shown that a home that is Staged, and of course correctly priced for market conditions, do sell quicker and in most cases more than a property that has not been Staged.  It is another marketing tool for a sellers’ property to stand out as I like to say “A shiny Penny”.

In a troubling economy, many people feel that the last thing they want or can afford to do is to invest more money into a home that they are leaving.  However, Home Staging is an investment with a great return on investment if done correctly.  It will set you apart from your competition, allow you to start packing up early, and free you from a lot of the “stuff” that you had intended to get rid of!

Moreover, an investment in Home Staging will certainly cost less than a price reduction you might have to take on your house as months go by and your product becomes stale.  Priced correctly, the first couple of weeks generates the most interest in a property and it is so important having it Staged before it goes on the market. After a few weeks the excitement dies down, buyers are on to the next new listing, so you want them to see it at its best right from the start!

Do I believe Home Staging to be an important tool in marketing a property in today’s market, absolutely! I feel a seller is not doing themselves  justice unless they can show the best their home has to offer, and with the expertise of a Home Stager that significant results are achievable!

I would not trust one of your most valuable assets to luck.  Home Staging is to your Home what detailing is to your car.

Oh, and don’t forget the outside, curb appeal will get them to the front door!
